A service and a CP12
are not the same thing.
People book one and expect the other. Pick your situation and you will see what the visit covers, what you get on paper and how long it takes.

Pick the month of the last service. Manufacturer warranties normally require one every twelve months, and landlord certificates must be renewed every twelve months by law.
Never been serviced, or no idea when? Treat it as overdue and book it in — that is by far the most common answer we get.

A service is a check, not a repair. If something needs attention you get told what, why and what it costs before any work starts.
Small faults found during a service can often be fixed in the same visit if the part is on the van. Anything larger gets diagnosed, quoted at a fixed price, and booked when it suits you.
Sometimes the service is the visit where an old boiler is declared past economic repair. We will say so plainly, and quote a replacement without pressure to decide on the spot.
Black system water, a clogged filter or cold spots in radiators point at sludge rather than the boiler. That is heating work, and treating it protects the boiler you have just paid to service.

A service is maintenance — the boiler is opened, cleaned, tested and set correctly. A CP12 is a legal safety inspection of the gas appliances in a rented property, and it produces a certificate. Landlords legally need the CP12; the service is what keeps the boiler working and the warranty valid. We normally do both in one visit.
How often is it required?
Every twelve months in both cases. For landlords it is a legal duty under the Gas Safety Regulations; for homeowners it is a condition of almost every manufacturer warranty.
How long does it take?
Usually between 45 minutes and an hour for a service. A CP12 covering a boiler and a gas hob in the same property adds a little to that. You get the paperwork before we leave or by email the same day.
My boiler is working fine — do I still need it?
That is exactly when to do it. A service finds the worn seal, the drifting gas pressure and the blocked condensate before they leave you without heating, and it is what keeps the warranty in force if something bigger fails later.
Can you arrange access with my tenant?
Yes. Give us the tenant's contact details and we will book the appointment with them directly, attend and report back to you the same day with the certificate.
What if the boiler fails the inspection?
If an appliance is unsafe it must be turned off, and we explain exactly why in writing. In most cases the fault is repairable and we can quote it there and then, so you are not left guessing about what comes next.
