    What the price covers

    Everything from
    strip-out to snagging.

Bathroom quotes vary wildly because they cover different things. Here is what sits inside ours, so you can compare like with like.

Strip-out and disposalOld suite, tiles and waste removed and taken away, with floors and stairs protected throughout.
First fix plumbingHot, cold and waste run properly for the new layout, not stretched to reach the old positions.
Waterproofing and tilingTanking to wet areas before a single tile goes on, then tiling, grouting and silicone finished by the same hands.

Where a refit touches the rest of the house

    The parts people
    forget to budget for.

A new bathroom regularly uncovers work elsewhere. Better to know at the survey than halfway through the second week.

A rain head on weak mains is the most common disappointment in a new bathroom. We measure pressure and flow at the survey and tell you honestly whether the shower you want will perform, or whether a pump or an unvented cylinder is the answer.

Bathroom circuits are zoned work and notifiable under Part P. Extraction is the part most often skimped, and it is what keeps a new room from growing mould in its second winter. Our own electricians do it and certify it.

    Electrical work

Swapping a radiator for a slim towel rail often loses more heat output than people expect, which is why a beautiful new bathroom can feel cold. We size it properly and add underfloor heating where the floor build-up allows.

    How a refit runs

    Four stages,
    dates agreed up front.

You know who is in the house each day and what is happening. No week where nobody turns up because a tiler was double-booked elsewhere.

    Stage 1

    Survey and design

Measurements, pressure tested, layout options drawn up as a 3D visual with the trade-offs explained.

    Stage 2

    Fixed quote and dates

One price and a working schedule. Materials ordered and delivered before day one so nothing stalls.

    Stage 3

    Strip-out and first fix

Old room out, pipework and cabling set for the new layout, boards and tanking done, then inspected.

    Stage 4

    Tiling, fitting, sign-off

Tiling, second fix, sealing and cleaning, then a snagging walkthrough with you before the final invoice.

Recent refits and plumbing work across South London.

    ★★★★★

Booked a full bathroom refit. The team was punctual and the price matched the quote exactly. Our older Victorian house had complicated pipework and they handled it without any fuss.

Had a burst pipe on a Sunday evening and TopFix sent someone out within the hour. The plumber explained exactly what was wrong, fixed it cleanly and left everything tidy.

    ★★★★★

Used TopFix twice now, once for a boiler service and once for a radiator that was not heating. Both times on time, honest about the cost and the job done properly.

How much does a bathroom renovation cost?

It depends far more on the scope than the suite — moving the layout, tanking a wet room and adding underfloor heating all change the figure more than the taps do. The design visit is free and produces one fixed price covering everything listed above, so you can compare quotes properly.

Can I keep using the bathroom during the work?

Not the one being refitted. If it is your only bathroom, we plan the schedule to keep the WC usable as long as possible and to minimise the days without a working shower. We tell you which days those are before we start.

Do I need to buy the suite myself?

Either way works. Most people prefer us to supply everything so there is one party responsible if something arrives damaged, but if you have already chosen fittings we will work with them and flag anything that will not suit the space or the pressure.

Can you move the bath, shower or WC?

Usually yes. Moving a WC is the one that needs most thought because of the soil stack and the fall on the waste, particularly in flats and conversions. That gets checked at the survey rather than discovered during strip-out.

Do I need permission in a leasehold flat?

Often, yes — many leases require consent for work affecting the structure, waste or noise transfer. We tell you what is likely to need sign-off and provide the details your freeholder or managing agent asks for.

What about a wet room in an upstairs bathroom?

Possible in most properties, though it depends on floor construction and the depth available for the fall. Full tanking is essential and not optional, and we will say if the floor build-up makes a level-access tray the more sensible route.
